Basement waterproofing in Council Bluffs, IA
Most wet basements in Council Bluffs come down to one of three things: surface water from roofs and grading, groundwater pushing up from below, or water getting through cracks and joints. The right fix depends on which one you have.
Start with the cheap fixes
Before paying for a drainage system, extend your downspouts well away from the house, clean your gutters, and regrade any soil that slopes toward the wall. On hillside lots in the bluffs, this alone often solves the problem. Loess is silty and erodes easily when water runs across it.1
Interior drain tile and a sump pump
A contractor cuts a trench around the inside edge of the basement floor, lays perforated pipe in gravel, and routes the water to a sump pump. It doesn't stop water from reaching the wall. It collects the water and pumps it out. It's the most common answer to groundwater and floor-wall-joint seepage, and it's usually the best fit for low-lying homes near the river bottoms. HomeGuide puts interior waterproofing at $6,000–$12,000 on average.2
Exterior excavation and membrane
The crew digs down to the footing, then cleans and seals the outside of the wall, adds a drainage board, and lays new footing drains. It stops water at the source, but it costs more and tears up landscaping, decks, and driveways. HomeGuide's average is $10,000–$18,000.2
Sealants and coatings
Paint-on sealers can reduce dampness from condensation or minor seepage. They won't hold back water under pressure, so be skeptical of anyone selling a coating as the whole solution.
Questions to ask any contractor
- Where exactly is the water coming in, and how do you know?
- Is the warranty transferable if I sell, and what does it actually cover?
- Where will the sump discharge, and does that comply with City of Council Bluffs rules?
- Will you pull a permit if one is required?
- Are you registered with the Iowa Division of Labor? (Iowa requires contractor registration.)3
- Can I get the scope, materials, and linear footage in writing?
